You’ve found the perfect agent; your home is listed and now its time for the home inspection. Here are a few tips to help get your home ready for the inspector so you can address easily repaired conditions found throughout the home. 1.Having clear access to mechanicals, electrical panel and attic space means the inspector can view these areas without having to move the sellers’ possessions. If your attic hatch is in a closet full of clothing/boxes, the inspector may not be able to access these areas creating limitations within the inspection report. 2.Pilot lights on furnaces, hot water tanks and gas fireplaces should be checked prior to the inspection. Home inspectors do not light pilot lights or turn on gas to appliances. When pilot lights are not lit, an inspector will document this and cannot test these items. 3.Change all burnt out lightbulbs so that the inspector can test the lights in and around the home. An inspector does not know if the lightbulb is burnt out or if there is no power to the light fixture. 4. A quick once around the home with a screwdriver can be an easy way for a seller to tighten door handles and cabinet handles avoiding unnecessary conditions in the report.
