Un des problèmes fréquents avec les maisons possédant un garage attenant ou intégré (attaché), à l’extrémité gauche ou droite, est la présence de fissures importantes et d’un déplacement dans les murs de fondation (habituellement au coin du garage). Nous trouvons aussi des cisaillements dans la maçonnerie des façades adjacentes du garage ainsi que des fissures dans la dalle sur sol. Parfois, il y a un affaissement dans cette dalle de béton. Action du gel: Dans la majorité des cas, ce type de mouvement – près de la porte de garage – est causé par l’action du gel, quand les murs de fondation ne sont pas protégés adéquatement par l’isolation, contre la force du gel, ou ne sont pas assez profonds (en dessous du niveau du gel). Il y a d’autres facteurs qui peuvent affecter la fondation, entre autres : Présence d’un sol gélif près de la fondation ; Pente négative dirigeant l’eau vers la fondation ; Remblai de mauvaise qualité derrière la fondation ou en dessous de la dalle sur sol ; Parois des murs, sous le niveau du sol, présentant des irrégularités.
